Pickering

When it comes to potential in any area, few municipalities in Ontario have as much upside as the city of Pickering. With a population of around 90,000 people, Pickering is just above average, as far as Golden Horseshoe communities go (although of course in most other provinces this population would qualify Pickering as a quasi-metropolis). What is not average about Pickering is the incredible opportunities both in the immediate sense and over the next decade or so. Anyone with a real estate license in Ontario can tell you that if that Scarborough home for sale is out of your price range, Pickering is a great other option.

First of all, with its rising population, Pickering has a great base in terms of homegrown economies. This means a strong Service, Food and Hospitality industry, as well as the potential to attract companies that can help to grow and diversify the drawing base, thus creating more jobs.

Chief among the employment opportunities in Pickering are jobs within the Energy sector. Pickering is one of the few areas in Canada that can truly boast of cutting edge developments when it comes to energy development, as the city includes both a nuclear power plant (operated by the largest employer in the city) and a wind powered turbine. The opening of the wind generator heralds a new era in energy generation for Pickering and Canada in general.

Several manufacturers are also located in the Pickering area, including Hubbell, Yorkville Sound, PSB Speakers, and Purdue Pharma. These companies manufacture everything from industrial water cleaning supplies to sound equipment.

There are also ample opportunities for growing a business of your own in the Pickering area, selected by Profit magazine in 2006 as one of the top ten cities in Canada to grow a business. This is great for those looking into Pickering real estate with their estate agent in Toronto.

In addition to all this, Pickering is slated to become the new site for a major airport project, which will alleviate some of the pressure on the Toronto airport. This project is finally going through after several years worth of wrangling and is guaranteed to open up hundreds of new jobs in the area.

And, of course, real estate in Pickering is literally next door to Canada's largest city makes it an ideal place to buy a home for the Toronto commuter. Scarborough homes for sale are a very short distance away, with Scarborough being one of the five Toronto boroughs.

In closing, you might wonder why with all this potential Pickering has not exploded in growth in the same way as Mississauga or Brampton. The answer lies in regulation; much of the north part of the city is not zoned for development. However, even now the zoning is being reviewed, and it is expected that the city's population will more than double once development plans are approved, within the next decade, leaving the site open for new properties for anyone with a real estate license in Ontario.

When it comes to cities in southern Ontario with huge upsides and incredible potential, few can rival the opportunities present and on their way in Pickering!
